    Player Housing Question

    Does anyone no longer want their Standard or Deluxe home? I am currently looking for one (Yes, most people are) and it doesn't matter which homestead it is in. If you want to sell me your home, PM "Padagrim". Thank you!

    I think the 60 day timer is about to expire for houses for which rent hasn't been paid after the release 11 patch. I would guess that a huge swath of homes will open up then. I am not sure the exact date, but I think it will be the 12th/13th.

    Relatively soon (this month, probably), housing is going to start opening up.

    As part of Update 11, Turbine said that houses that are 6 months behind on maintenance would be "foreclosed", but that there would be a two month "grace period" for any house already in that status. Since Update 11 launched on 13 May, that means that--in theory, at least--a whole bunch of houses should go on the market on 13 July.

    So far as I know, the only server that has completely filled at least one housing development is Brandywine, so that is where the most dramatic effect has the potential to happen.

    Housing Upkeep and Foreclosure changes

    Housing Upkeep now allows for paying further in advance and adds the option to pay with Mithril Coins. Houses without upkeep paid for the past six months will go into Foreclosure and all items inside will be put into Escrow.
    Note: A two month grace period will be allowed for homes which are already more than 6 months overdue when Update 11 goes Live. More details in the developer notes.

    Turbine recently added an additional two weeks to the foreclosure date. I believe the current date is July 26, 2013. The old date was July 12, 2013.

    If you have maintenance access to a home that is currently not paid up, you can see the foreclosure date in game. I do not have access to such a home. I am sure there are that I could examine on Meneldor. No idea which ones they might be.

    I'm Eastern Time, and on Landy, most homes you can check go up on the 27th, most I've seen myself start becoming available at various times after 4pm.

    Important to note is that Sapience has mentioned in this thread that the next festival as well as U 11.2 may be tentatively happening around the 24th, so there's a chance that server downtime may push the clock farther back again.

    Ah. I almost forgot. I'm not certain if there will be the so many hour cool down between foreclosure and the for sale sign popping up like there is when a home is abandoned. If anyone knows of a source saying whether it will, feel free to post that.

    I did a test last night with an abandonment, where I abandoned at 2:30am, and the for sale sign didn't pop up at server reset at 3. I didn't check consistently because I got pulled away to do something, but the for sale sign was up at 6:15am when I had a chance to check again. So at most a three hour CD for abandonment, possibly less. Again, I'm not certain if there will be a CD for the foreclosures as there are for abandonments, but I thought it worth checking to see what's the standard for at least abandonment after U11.

    The extension keeps getting extended due to down time, they keep having multiple down times a month, we may never get to see houses open up.

    The servers, which are what you should worry about in this case, always use Eastern US Time.

    Since I am not getting the time myself from the server, this statement is of little to no help. I need a human to read the date and time information and write it in a forum post. A human is writing the time - I want to know what time zone they are using.

    Turbine employees such as yourself do the same thing. You do not post the servers will be down from 6 am to 10 am. Assume we all understand that it is EDT (GMT-4).

    Kind of sucks really. Turbine give you hope in the 1 hand by saying 1 thing then suddenly without warning or real notice decide to change it.

    Brandywine is a mess with people waiting for housing. Stop putting the date back these people holding houses have done so for to long now. And for you to just keep adding time because of server downtime or giving people extra days that are going to be of no use or not matter.

    Get it over with and release the houses. Give other gamers who actually play a fair chance.

    I did manage to find a home on Meneldor that I have maintenance access to. It is locked at the maximum fee of 90%. The current foreclosure date on that home is July 27, 2013 at 4:46 PM EDT (GMT-4). That date and time may get pushed out. No idea how much variation between servers and homes since I only have one data point.

    For Landy, the homes that were locked at U11 have the same date and time listed. (My data points are only for two homesteads in the Shire and one homestead in Thorin's.) There's a few houses that were locked after, and of those I can check, they have various foreclosure dates and times. One is in early December, which I found curious because that's more than the grace period that's supposed to go into effect for any homes locked after the initial U11 clock started ticking.

    FWIW, I don't know if you got one for your locked home, but I got an e-mail from Turbine on July 9th with the subject line "LOTRO Housing upkeep is well past due! We're making room for new player communities and want to confirm your housing status".

    The body of the e-mail was primarily an image that looked like a hand written letter except for the big green "click here to learn more" button at the bottom. The link goes to the dev page about the foreclosure changes to housing. Since they did the letter mostly IC (mine was signed by the Hobbit Housing Authority), it only said my house needed upkeep, not that it was locked. It also told me the deadline of the foreclosure would be the 26th (no time), and outside the image of the letter, it stated the owner of said house as well as the address.

    Im just waiting for the housing update to get a house as ive started playing after a long absence. Just waiting to see how things shake out.

    I am not the owner of the locked home. I would not get an email. It is owned by someone that quit years ago. The home is one of at least three in my community that has maintenance access = all. The other two homes in my neighborhood with maintenance access = all are paid up well into the future - mine are paid up to some time in January, 2014 and the other one is paid up to some time on November, 2013.

    The house Tantalus lives in is a traditional plant loving Elf home. The outside is all trees, flower planters and bushes.
