First, thank you for the awesome new housing rep items included in Yondershire! Several of the paintings appear to be many of the paintings found around The Shire since the beginning (in Bag-End, taverns, etc.) such as the pony and the view of Hobbit holes on hills. Many of us have been hoping/waiting these would become housing items so this is awesome.
However, with the current Bullroarer update, I'm not finding a way to obtain and test these yet short of running quests to obtain the barter items. At least, I could not find anyone in the Eyes and Guard who has these or the barter items to obtain that way. Hopefully these will come soon.
And have I been completely oblivious in the past to the door for Housing Test Area downstairs? The door opens to a Breeland style large house, situated in a large yard located on a river, with a tattered sailing vessel docked. It is possible to purchase a test house for 1 MC and slot decorations. Knowing me, this may have existed a long time and I never saw it, but am curious if it really is new or I've probably run past it for the last decade.

Showing a Warg training dummy I've never seen before. (Looks like this has been an item on Bullroarer for several years, so isn't new. To be clear, this is not a housing items available from the Yondershire rep quartermaster, I just found it in the Eyes and Guard and had never noticed it before.)
Showing a hook for ambient environment and hitching posts, so I'm guessing this at least cannot be from before Erebor housing.

So I'll be interested to hear if this is new or I've just been missing it - my former kin would know I managed to miss the door to the crafting guild room in Galtrev for nearly two years lol, so I'm not always observant.
I stumbled upon this place on Bullroarer when the Brawler was being showcased, so it's been there since that time at least. Is it just for the devs or can people try out decorations there?

Thanks that’s good to know. Yes you can slot housing items, a few I tried out are visible in some shots. You have to use the ledger to purchase the property, then you have access to it as any other house you own. I used to just go buy a new house to try decorations so I guess this is handy if you are in the tavern and don’t want to travel.
I was sort of hoping it would be a preview of a future housing area. All those hooks!

What you found is part of Bullroarer only, its just a house testing area nothing more, just like the rest of Eyes and Guard Tavern its all for players to test.

It's Scenario's (and I assume, other housing devs) playground. Usually a Palantir thing but it's been showing up on some of the most recent BR previews since Gundabad/Brawler preview

As far as I remember, the Test Estate has been around on Bullroarer since september. And as Laurel said, Scen explained in one of his stream and on the D&Co du Milieu discord last summer that it was a playground area for testing housing related stuff .

As others have said - this is the test house/neighborhood that we use to test new housing features as we work on them, instead of messing around with and risking the existing neighborhoods.
When we have no hook types or new housing features, we'll prototype them there.
