    I abandoned my house and immediately bought a deluxe house. I went to get my stuff from escrow and two of my paintings were not there. Also, where do I get chests? I can access the contents of my old chest in escrow, but now I need two chests.

    Perhaps the two paintings were bound to other characters, in which case they would have gone into the Escrow of those characters. That's the only reason I can think of for them not making their way into Escrow.

    From memory you purchase the chests on the Maintenance tab of your housing panel.

    Your house never vanishes - you just get locked out until you pay the outstanding upkeep. So don't get too worried about it.

    But yes, I think the character that bought the house gets a mail when there's a month to go.

    So just to be completely sure escrow is only used if you abandon the house? If you fall behind in upkeep the house is now simply locked?

    Oh and do discounts to crafting supply discounts stack (personal and kin house)? One guide I read said they do though my hunch is thats false?

    I am positive this is so.
    I have had my house locked a couple of times and only had to pay to unlock it. everything was still there. Furniture, items in storage chest.
    But I remember the cost was very high. I had it locked down a looooong time (months) and had to pay a lot of money (sorry don't remember how much).

    No. You paid that maintenance so that the house didn't fall down during those years.

    The owner (character which bought the house) will get an email when the house is about to be locked.

    That is false. If you have a house in the same neighborhood as your Kin's house, the Kin discount will supercede your personal house discount. It's for this reason that if you have a large personal house, you may not want to have it in the same neighborhood as your Kin house.

    You only get back unspent maintenance fees, those that were paid in advance and unused. If you paid the full amount of 6 weeks upkeep, you would get back 5 weeks worth since you would technically already be in the 1st week of upkeep fee.

    What if I found a house in another Neighborhood, lets say I have a house in Bree Estates, but I found one in Celondim. Is there a way to sell my existing house and buy the new one? Or do I just abandon and wait? Is there a right way and a wrong way to abandon. If you see what I'm getting at, I simply want to know the best way to change my housing if I wanted to.

    You cannot SELL your house. You must abandon it, wait and then buy a new one in the location of your choice.
    And yes, all your alts will get the "return to personal house" skill

    Yes, if you buy a house all of your characters on that server will automatically have full access to it, if they're on the same account. You can also manually add characters on another account by going to your Character panel > Housing > Permissions.

    The above is wrong. Tried this and it won't allow abandonment at will. You have to wait till the housing pay date expires! Once it expires then you may "abandon" it and then buy another house after that is done. People really should not answer questions they don't have an actual answer for, btw. It confuses folks mightily. Aye.

    The post you are quoting is 2yrs old, at that time he was correct, things have changed. Telling people they're wrong and saying they shouldn't give advice is a bad idea if you don't look at the date

    Been to the Bree and Shire and there are no house for sale in either one. There are Kinship house in every area but no houses and no way to get one. So how do new players get a house if there are no house to be gotten?

    If you wish to purchase a house in the Shire or Bree you will have to do one of two things:

    1. create a vanity kinship (using a 2nd account), wait the length of time required to gain the kin level to buy a kinhouse, purchase a kinhouse in a neighbourhood with only 1 kinhouse left, wait for a new neighbourhood to be created by the system, then buy your personal house in that newly created neighbourhood; or

    2. wait for someone else to do what I outlined in 1., then purchase your personal house in the newly created neighbourhood.


    I personally am taking option 1. I just need to raise a bit more gold so I can instantly purchase a personal house, allowing me to get the exact house I want.

    The only thing not clear to me is how long it takes for the system to generate a new neighbourhood, or if there is a hard cap on the number of neighbourhoods and if we have met it on my server. If the new neighbourhood is created instantly, great. If there is a delay, what is it? Does it happen on maintenance days? Does it take an hour? I have no idea and have found no information on this at all. I don't think CS would tell me either, so I will have the gold on hand to do an insta-purchase so I don't lose out on the house I want.

    Since Tubine announced that their Data Base cannot take anymore housing instances, no new ones can spawn on the fullest servers, like Brandywine.
    So we are waiting for the announced foreclosures of abandoned houses to take place. They will hopefully issue a new Housing FAQ at that time, but so far I have not seen anything pertaining to changes to basic housing rules beyond foreclosures.
    There is discussion ongoing about decoration changes. Stay tuned.

    Ok guys if the OP is no longer maintianing this FAQ then it needs to be dropped from the sticky section and allowed to die! I will be reporting this thread and maybe someone in the office will get the hint if more people do it. So go for it guys report the original post on the first page and lets get this thing trashed and make room for a correct FAQ.
